WHAT THE RATING IS Two separate judgements, kept separate on purpose: • THIS UNIT'S PRICE — how the asking price compares with what units of the same size in the same project actually sold for, adjusted for how long ago they sold. • THE BUILDING — lease, location, transport, schools and amenities, scored across the whole development. Most of the weight sits on the price, because that is the part you can negotiate. WHAT IT COVERS • Condominiums and executive condominiums • HDB resale flats, rated within HDB only — never compared with a condo • Industrial (factory, warehouse, business park) THE EVIDENCE, NOT JUST A NUMBER Every rating shows what it is built from: sales lodged with the Urban Redevelopment Authority (URA) or published by HDB, the last traded price for that size, how many transactions there were and over what period, the nearest MRT station, primary schools within 1 km, hawker centres, parks, supermarkets and bus stops. If the evidence is thin, the panel says so instead of inventing confidence.
