Shows what a Portuguese listing really costs: IMT and stamp duty on purchase, and the yearly IMI. Collects no personal data. flatin.pt — IMT & IMI on listings adds a small panel to property listing pages on idealista.pt and imovirtual.com. What the panel shows (in Portuguese, like the listings): • IMT, the property transfer tax paid when buying • Imposto do Selo (stamp duty) on the purchase • an estimate for the deed and registration, and the total • an estimate of the annual municipal property tax (IMI), from the official municipal rates How it works: on a listing page the extension reads the asking price and the municipality name, from the breadcrumb or the location block. It takes both from the page's own structured data or its location block, and uses nothing else from the page: not its address, title, description, photos or seller details. Rental listings are recognised by the portal's link back to a rental search and by the per-month unit beside the price, and are left alone: the panel is about the cost of buying. The price, together with three fixed calculation options (mainland Portugal, primary home, no young-buyer relief), is sent to the flatin.pt calculator API (https://flatin.pt/api/v1/imt/calculate). The IMI estimate comes from a rate table bundled with the extension, so the municipality is not sent. The request carries no page address, no listing ID and no identifier; the browser itself adds an Origin header naming the portal's domain, without the path to the listing. The extension stores nothing, sets no cookies, has no background script and runs only on listing pages of these two sites. The figures are estimates. The purchase taxes assume a primary home in mainland Portugal; IMI is estimated from the asking price, while the real IMI uses the property's rateable value (VPT). flatin.pt is a Portuguese site with property tax calculators and open data. It is not a real estate agency and is not affiliated with idealista or Imovirtual.
